Sam Andras – 3rd Act Architecture + Consulting
Founder and President
Sam Andras is the founder and president of 3rd Act Architecture & Consulting, bringing extensive experience in architecture, construction and business leadership to complex facility projects. His career combines practical knowledge of how buildings come together with an understanding of the commercial decisions that shape their success.
Sam’s interest in the built environment began in childhood, accompanying his parents on inspections for their residential construction business in Lakeland, Florida. Working in construction during summers and architecture during the school year helped him connect design documentation with conditions on site. He earned his Bachelor of Architecture from Florida A&M University in 1993 and became a licensed architect in 1996.
His subsequent career included managing an architectural office in Columbus, Georgia, and co-founding 2WR + Partners in 2010. The business expanded into Colorado and Massachusetts, and entered the cannabis sector in 2014 through its subsidiary, MJ12 Design Studio. Both companies became part of urban-gro in 2021. Following his departure at the end of 2023, Sam founded 3rd Act in January 2024, building on experience spanning government, commercial, recreational and educational projects. Source: About Sam
Through 3rd Act, Sam helps owners translate business ambitions into clear, achievable facility plans. The firm’s services extend from early visioning and feasibility through design coordination, construction oversight and facility startup. Its approach brings operational needs, investment priorities, budgets and schedules into a coordinated framework that guides project decisions.
A central element is bridging consultancy: establishing the project’s requirements before selecting the design-build team, then representing the owner throughout delivery. This includes developing a Basis of Design that combines business objectives, facility requirements, preliminary costs, scheduling and conceptual design into a shared reference for the project team.
The practice also supports property assessments, site and building suitability studies, existing facility optimization, procurement and independent design review. Across these services, Sam’s focus is on connecting design with business performance, helping clients make informed investments and develop facilities that support efficient operations, future growth and long-term value.
